Why Serviced Offices?
The Concept
One of the largest outgoings, accompanied with one of the longest commitment, any organisation will have is associated with the premises from which they operate.
A serviced office not only removes the commitment, in terms of length of contract from a typical conventional lease from around 10 to 15 years to as little as three months, it also provides known costs for the facility.
The Costs
Invariably, the price for serviced offices can work out more cost effective than acquiring like for like office space on a conventional lease - a much misunderstood phenomena. Here is how:
- When acquiring property on a long term lease you must plan ahead for future growth and will initially end up paying for unused space. The serviced office allows you to have as much space as you need today and expand when necessary.
- Communal areas, such as the reception, meeting rooms, and amenities, are included in the chargeable space under a conventional lease. With the serviced office, they are not.
- Reception and facilities management staff are additional costs under a conventional lease. These are included within the serviced office package.
The above are the key factors in comparing costs to those of a conventional lease. Probably the most difficult factor to calculate and undoubtedly the most significant is the flexibility the serviced office provides, allowing any business to expand, contract or re-locate with almost immediate effect.
